I occupied a house as a tenant for the past 6 years, during this period the owner hasn't gotten anything repaired or fixed. She just says that I am living there or using the things so why should I get them repaired. Due to this I have spent to replace a 10 year fan and a 7 year old tap mixer from my pocket( 5000 rs). Apart from this there is also a local 3 ltr geyser , which is not in a condition to be repaired,l tried to get it repaired twice at a cost of 900 rs both times but the electrician gave up and said that the geyser's life is over and it can only be replaced. However my owner refused to get it replaced.The geyser was bought in 2011. Now that I have moved out, the owner is asking me to pay the cost of repairs/replacement for the geyser, a 2010 manufactured water purifier and also for painting the house. Please note that the house wasn't painted before being given to me. It hasn't been painted since the past 10 years. I have the bills for all the major repairs/ replacements carried out by me. Please advise if I stand a chance for recovery of my deposit if i send a legal notice.

My tenant has shifted from the premises but neither has he vacated my flat nor has he paid rent for the past 2 months. He is also threatening to return the deposit before he decides to hand over the keys. Need your expert advice, please

I am living as tenant in a apartment since Jan-2019. Recently western toilet sheet broken while using. I informed owner regarding this. He said that I need to get it fixed and bear all the expenses. Since it's a 1 BHK and we do not have any other option, I go ahead and get it fixed which coste around 22K. Just want to understand from the rental agreement perspective that who is liable to pay the amount in such cases I. E. Owner or Tenant?

We actually gave 20,000 rupees(Gave more) as a token amount/rent advance to the owner on 12th may . On 13th may , we called owner and cancelled renting flat due to personal reason . Owner promised to return money back but he is not returning now . He told to return 10k now , taking 10k in his pocket . Few more details : 1.) I have transaction ID of 20,000 rupees that i have transferred in his account . 2.) Total rent of flat is 30k monthly . 3.) We have cancelled it after just 1 day . I want to know that is it possible to file any fraud case against him either on consumer court or actual court . How much amount i expect to take it out of 20,000 ?

The property has been purchased more than 50 year ago. The seller and the buyer (my grand mom) both are dead now. At that time, kabala has been made but till date the kabala has never been converted to patta. Nor any land tax has been made on it. But our entire family are staying in the house made on that land since 50 years. We also have electricity bill in our name and bill are paid on regular basis. So how to register the property in our name. Kindly suggest.
